A tiny home on wheels is a house that has been built on a trailer, and both halves of that sentence matter. The upper half follows residential practice: stud framing, sheathing, house wrap, residential windows, real roofing. The lower half is a commercial trailer frame that was designed to carry a distributed load and to flex while doing it.
Those two philosophies are in direct conflict. Residential framing works by resisting racking, which is exactly what a trailer frame does when it twists. Nearly everything we repair on these traces back to that single mismatch.

Residential construction is built to resist racking. Sheathing acts as a shear panel, corners are braced, and everything above assumes the structure keeps its shape. A trailer frame is designed to flex, because a rigid frame on uneven ground would concentrate load rather than distribute it.
Bolt one to the other and the conflict has to be resolved somewhere. The bolt line is the repair everybody needs
When we assess a tiny home the first thing we want to see is how the house is attached to the frame and what condition that attachment is in. Elongated holes, missing washers, bolts through single sheets of plywood rather than into a framed member, and fasteners nobody can reach are all common.
Fitting larger bolts into elongated holes is not a repair; it simply moves the elongation to the next hole. What works is either spreading the load into larger plates that reach framed members, or deliberately introducing compliance so the twist has somewhere to go. That is fabrication, and it is the difference between fixing this once and repairing cracks every year.
Before you proceed
Recurring interior cracks on the same diagonal after every move are a bolt line report. Patching the finish treats a symptom that will keep returning at each relocation.
Transport is the most damaging day of the year
Nothing else in a tiny home's life comes close. During a move the frame twists properly, the sheathing resists, nail lines pull, sheathing corners shift and interior finishes crack along their diagonals. Metal roofing takes hours of vibration it was never fastened for. Window flashing laps break continuity.
So we advise treating a move as an event with a before and after inspection, and ideally with the roof fasteners and the bolt line checked immediately on arrival rather than at the first leak. A great deal of tiny home damage is discovered months after the trip that caused it.

Roofing fastened for wind, not for highway vibration
Corrugated and standing seam roofing on a house is fastened to handle wind uplift and thermal movement, and both of those are slow. Highway vibration is neither. A tiny home roof takes hours of high frequency input during a move, and exposed fastener gaskets stop sealing once the screw has walked even slightly.
Because the input is uniform along a run, the failures are too: a whole fastener line backs off rather than one screw failing. Walking those lines after every move is genuinely worth the twenty minutes, and it is much cheaper than tracing water inside a residential wall assembly afterward.
Residential materials weigh what they weigh
Builders choose tile, plaster, hardwood, a wood stove and a full size bath because they make a small space feel like a real home, and they are right about that. What frequently does not happen is a running weight calculation, because residential construction has no equivalent of an RV weight discipline.
The result is builds that exceed the axle capacity underneath them, sometimes substantially. We weigh these by axle before doing any structural work, because an overloaded axle group explains bolt line elongation, frame set and tire failures all at once, and it changes what repair is actually worth doing.

The house is bolted through its floor system to a steel frame that twists. Residential framing does not accept twist, so the bolts and their holes absorb it, and they elongate. It is worse at the front of the build near the tongue, where frame twist is highest, which is also where the bolts are most difficult to inspect.

Will it fit in the shop?
Tiny homes are tall and heavy and they come to us as a towed load, frequently at thirteen feet six or more, which clears our sixteen foot bay doors. The work these need most is underside access to the house to frame connection, which means supporting the build on the frame at ride height and reaching the bolt line from below on a lift or on stands. There is no mobile service and no on site option, so a sited tiny home has to be brought to Yorba Linda.
Insurance considerations for this vehicle
- Coverage is the hardest part of owning one of these. Without an RVIA seal or ANSI certification, many carriers will not write an RV policy at all, and a homeowner policy generally will not cover a structure on wheels.
- Faulty workmanship is excluded universally, and on an owner built tiny home a great deal of what goes wrong falls into that category. Documenting who built what, with receipts, is worth doing while the information still exists.
