A slide room is asked to push a thousand pounds of furniture through a hole in a wall, seal against weather at both ends of that trip, and repeat it for twenty years. When it starts complaining, owners nearly always name the motor, because the motor is the part that makes a noise. In our bays the motor is the fault on a small minority of rooms.

This page exists to send you to the right one of four repairs before you spend money on the wrong one. Read down the table and match what the room is doing. If two rows fit, note both, because a racked room and a leaking seal are usually the same story told twice.

The sound tells you which repair you are buying

A healthy room makes one noise: a steady electrical whirr with nothing on top of it. Every other sound is diagnostic. Grinding or ratcheting that gets worse in the last few inches of travel is metal losing engagement, and it points at rails and gear packs. A hum with no movement at all, or a repeated click from the controller, is a drive or a feed problem rather than a mechanism problem. Silence with a dead switch is electrical. A groan that changes when the coach is levelled is the room telling you it is being asked to move uphill.

Geometry is the second signal and it is easier to read than owners expect. Stand outside and watch both top corners as the room travels. They should lead by the same amount for the whole trip. If one corner runs ahead, the room is racking, and a racked room loads seals diagonally when they were designed to compress straight. That is how a mechanism fault becomes a water fault two rainy seasons later, and it is why we measure travel at both corners before quoting anything.

When the mechanism is what wore out

Most rooms that come to us noisy have a wear problem in the drive path rather than a broken part. Schwintek rails lose tooth crown along the last stretch of travel where load concentrates, gear packs shed teeth on one side first so the good side starts overdriving, and cable driven racks corrode where a roof seam has been dripping on them for years. The fix is measurement and matched replacement, which is a different job from swapping a motor and it is priced on room removal rather than on component cost.

When the room moves fine and water still gets in

Slide seals are the only weatherproofing on a moving joint in the side of a house, and they wear in ways that are invisible until it rains. A bulb seal that has been compressed in one position all summer takes a set and stops recovering. A wiper flips and stays flipped. Corner geometry opens up a gap you can see daylight through with the room closed. Replacement is straightforward with the room out, and it is the wrong repair on its own if measurement shows the room is out of square, because new rubber against a racked room fails in the same place.

When the room itself has given up

A slide room is a shallow box with its own floor, walls and face, cantilevered out of the sidewall and carrying cabinetry and sometimes a bed. When water gets into that floor it goes soft at the threshold first. When the box racks for long enough, the welds at the frame corners crack and the outer edge starts to sit low. Neither problem is fixed by anything in the drive path, and running a sagging room repeatedly makes both worse because the mechanism is now fighting a geometry it was never asked to handle.

When it genuinely is the motor

Sometimes the part everybody blames is the part that failed. Brushes wear out, a gearbox strips after somebody manually retracted a room without releasing the drive, a hydraulic cylinder weeps past a seal, and a controller loses one output so a room drives in but not out. These are real failures with a real fix, and they are quick jobs relative to everything above. The reason we test the drive rather than assume it is that a new motor bolted onto a worn rail buys about one season and the second repair costs more than doing it once.

Square is the standard everything else is measured against

This department has one governing number: how square the room is in its opening. We take diagonals across the room face, compare leading edge travel at both top corners at three points, and record all of it before and after the work. A room within an eighth of an inch across the diagonals will seal, run quietly and stop chewing trim. A room a quarter inch out will do none of those things, and it will destroy a new set of seals inside a year while the owner assumes the seals were poor quality.

That is also why we cycle a repaired room at least ten times before releasing it. Seals need to seat, a rebuilt drive needs to settle, and a synchronisation that looks right on the first cycle sometimes drifts by the fifth. Measuring on the first, fifth and tenth cycle catches that drift in the bay rather than in a campground in Arizona.

Note

Bring the coach with the room contents in place if you can. A room measured empty and loaded is not the same room, and the loaded numbers are the ones that matter.

Why a room has to come to the building

Pulling a slide room needs roughly eight feet of clear working width beside the coach, a set of stands, a spreader beam and usually a lift to get underneath. None of that travels. We do not operate a mobile service, and there is no roadside option for this category, because a room lifted off its rails in a storage row with no lift under it is how a two thousand dollar repair becomes a rebuilt sidewall.

If your room is stuck out and the unit cannot travel, the sequence is different rather than impossible. Most systems have a manual retract procedure, most controllers can be persuaded to bring a room in far enough for transport, and a tow operator can move the unit here with the room partly extended if it is secured. Call before you start pulling on anything, because a manual retract done without releasing the drive first is what strips an otherwise healthy gear pack.

What makes one slide job four times another

Slide work bills at $260 per hour from the mechanical and electrical department, parts carry standard markup, sales tax applies to parts and materials and labor is not taxed. A written estimate is $150, credited in full against an authorized repair, and on a triple slide coach that document is worth having before you decide which rooms to do now.

The cost driver is access, not parts. A seal set on an accessible room is a couple of hours. The same seal set on a full wall slide with a dinette and a wardrobe on it means the room comes out, which adds removal, staging space and reinstallation to a job whose parts cost barely changed. Number of rooms multiplies everything, and hydraulic systems add fluid handling and bleed time that electric systems do not have.

Slide jobs over $2,000 take a 50 percent deposit at authorization. Rails and gear packs on allocation from Lippert are ordered on full payment because they are not returnable once cut into a kit.

Slide claims, and the line carriers draw

Carriers pay for slide damage from an event and decline slide damage from use, and the two arrive looking similar. A room that crept open on the freeway and destroyed its seals is an event. A room whose seals hardened over eight summers is not. What decides an approval is whether the scope separates them cleanly, with photographs of the failure geometry and the measurement sheet attached rather than a line that says the slide needs work.

The most common covered slide job we see is not a mechanism at all. It is a room damaged when something hit the side of the unit: a storage lot post, a low branch on a canyon road, another vehicle in a parking aisle. Those come in as collision claims and the room work rides along with the sidewall scope, which is usually the fastest route to approval on this category.

Wear on rails and seals is not a covered loss. Where an impact has also revealed existing wear, we separate the two in writing and quote the wear portion to you directly.

Units we take, and the jobs that belong next door

Anything with a room in the side of it is in scope: gas and diesel coaches, multi slide fifth wheels, bunkhouse and destination trailers, and the occasional expanding commercial body. What we route elsewhere is work that only looks like slide work. A soft floor that runs from the slide threshold into the middle of the coach is a subfloor job. A bubble in the paint above the opening is composite work. A leak that turns out to be arriving from the roof seam above the room is a roof job, and fixing the seals first would waste your money.

The room is run on a level pad and recorded. A room behaves differently level than it does in a sloped storage row, and that difference is diagnostic on its own.

How the work runs

  1. Describe the sound, not the part

    15 minutes

    On the phone we ask what you hear and when. Grinding at the end of travel, a hum with no movement, a click with nothing at all: those three answers point at three different departments of this repair, and they save an hour at intake.

  2. Level, cycle and measure

    1 to 2 hours

    The coach is levelled, the room is cycled and filmed, and both top corners are measured through travel. Diagonals get taken on the room face. This produces the numbers the scope is written from.

  3. Pull the room if the numbers say so

    2 to 5 hours

    Rail wear, rack corrosion, floor structure and the underside of a slide box are only visible with the room out on stands. That takes side clearance and a lift, which is why this work happens in a bay rather than anywhere else.

  4. Repair in matched sets

    3 to 25 hours

    Rails, gear packs and drives get replaced in pairs rather than one side at a time. A fresh component working against a worn one on the other side of the room produces a return visit within a season.

  5. Reinstall, sync, cycle and water test

    3 to 6 hours

    The room goes back, both sides are timed together, the seals are seated through several full cycles, and anything that opened to the weather is flood tested before the unit is released.

  • Parts at $100 or less carry 100 percent markup. Parts over $100 carry 35 percent. Special order parts require a full non refundable deposit at order.
  • Sales tax of 7.75 percent applies to parts and materials. Labor is not taxed.
  • A 50 percent deposit is taken at authorization on any job over $2,000, with an additional 25 percent when parts arrive on any job over $10,000. Final balance is due at pickup.
  • A wiper seal set on one healthy room sits at the bottom of this range.
  • Rails, gear packs and drives across a triple slide coach sits at the top.
  • Room removal is the labor line owners do not expect, and it applies to most rail and floor work.

Typical turnaround is 3 to 14 shop days. Seal work is three to five shop days. Mechanism and drive rebuilds run five to nine. A room box or floor rebuild is two weeks or more. How insurance treats this work

Usually covered
A room damaged by an impact, by a tree limb, by a storage lot post or by driving away with it extended is a sudden loss. So is a room forced out of alignment by a collision elsewhere on the unit, including the interior trim that cracked when it racked.
Usually not covered
Rail tooth wear, seals that have taken a compression set over eight seasons and a gear pack that simply ran out of life are maintenance. No carrier we bill treats those as a loss, and quoting them as one is the fastest way to have a whole scope rejected.
Where supplements come from
Moderate. A room damaged by impact often has a second failure the impact revealed rather than caused, and separating those two in writing at intake is what keeps the covered part moving while the owner decides about the rest.

Appendix: questions and answers

Which slide out page do I need if the room moves but leaks?
Start at the seal row, then let the measurement decide. If the diagonals and travel numbers come back square, it is a seal job. If the room is out by a quarter inch or more, the seals are a symptom and the mechanism is the repair. We measure before writing either scope.
Can you work on a slide with the coach loaded and the bays full?
We prefer the room contents left in place because a loaded room is the room that has to seal. What we do ask you to clear is the slide floor path and anything fragile on top of the cabinetry, since a room coming out on stands moves through a couple of feet of shop air.
How much clearance does the shop need beside a coach to pull a room?
About eight feet of clear width, plus stands, a spreader beam and lift access underneath. That requirement is the reason room removal happens in a bay here rather than anywhere the unit is parked. A room unsupported on one side while it is off its rails will twist.
Do triple slide coaches get quoted per room or as one job?
Per room, on one estimate. Each room is measured and scoped separately because they rarely fail at the same rate, and owners frequently authorize the worst one now and the others later. Shared labor such as levelling and setup is charged once rather than three times.
Is it safe to travel with a room that only closes with a shove?
Short distance to the shop, yes, with the room fully in and secured. Long distance, no. A room that needs help to close is not seated, which means the seals are not compressed and the drive is holding load it was not designed to carry. Both get worse with road vibration.
Will a carrier pay for damage caused by driving with the room extended?
Often yes, as a sudden accidental loss, and it is more common than people admit. Photograph the unit before it moves again, note the location and get an incident report if anything else was struck. What will not be covered is the pre existing wear the event exposed, which we separate out in writing.
Do you repair hydraulic slide systems as well as electric ones?
Yes. Lippert Above Floor and Through Frame assemblies come off to a hydraulic bench here for cylinder and valve work, and the pump, lines and fluid all get inspected as one system. Hydraulic rooms add bleed and fluid handling time that electric rooms do not need.
How do I get a stuck room in far enough to tow the unit to you?
Call us first and describe the system. Most designs have a documented manual retract that requires releasing the drive before turning anything, and doing it in the wrong order strips a gear pack. If the room will not travel at all, it can be strapped and moved partly extended by a tow operator.
