They arrive because of a brown ring on a ceiling panel, a musty cupboard or a black streak down both sidewalls, and the roof turns out to be the source. That gap between where water shows up and where it got in is the reason roof work gets misdiagnosed so often, and it is the reason this page starts with a survey rather than with a product.

Schedule of work
Start with a probe, not a tube of sealant
Owners usually arrive with a stain on a ceiling panel and a tube of lap sealant already bought, and the sealant is the right product applied at the wrong moment. Water enters at a penetration, runs along a rafter or a decking seam, and surfaces in the living space several feet from where it got in. Sealing what you can see from a ladder therefore fixes the leak roughly a third of the time and hides it the rest. So the first hour of any roof job here is mapping. The deck gets walked in a grid, pressed with a flat palm every eighteen inches, tapped at anything suspicious and metered at the edge of every soft zone.
Two findings out of that survey change the entire estimate. The first is soft decking, because new membrane bonded over wet lauan telegraphs and lifts inside a season no matter how well it was laid. The second is what the roof is actually built from, which is not obvious from the ground: a 45 mil EPDM sheet, a heat weldable TPO, or a laminated fiberglass panel that is carrying structural load in its own right. Those three take different adhesives, different patch stock and different heat, and a shop that treats them as one material produces a repair that fails at its edges.

Rubber roofs, which is most of what comes up the ladder
Most towables and a large share of gas coaches wear a flexible sheet bonded to decking, either 45 mil EPDM or a heat weldable TPO. They fail in a small number of predictable ways: the sheet lifts where adhesive let go, a seam splits at the front cap where the roof flexes most, a branch opens a clean tear about eight feet up, and the lap sealant around every flange shrinks and cracks until it is holding nothing. Repairs are bonded or welded back to sound substrate rather than taped over, because tape spans a hole without restoring the sheet, and the patch that gets applied over a shrinking sealant bed simply moves the leak six inches.
Fiberglass roofs, where the roof is also structure
Higher end coaches and many fifth wheels use a laminated panel: gelcoat over glass over a core of foam or Azdel, bonded into a single stiff sheet. That panel is doing structural work, so damage to it is a composite repair rather than a roofing repair. The signatures are different too. Instead of a lifting sheet you get spider webbing across a radius, a hairline crack running away from the corner of an air conditioner opening, or a section that sounds hollow under a knuckle where the laminate has separated from its core. Fixing it means grinding a taper, laying matched glass schedule and curing under heat, then bringing the surface back so the repair does not read as a patch.
After a storm, when the roof took the hit
Storm work is scoped differently from wear work because a carrier is usually in the conversation and the damage is often not leaking yet. Dimpling across open membrane, a split air conditioner shroud, a shattered vent lid with the fan still turning underneath and bruised circles that read soft under a thumb are all documentable damage on a dated event, and they are worth documenting before anybody climbs up with a caulk gun and destroys the evidence. The scope has to distinguish the storm from everything the roof was already doing, which is the argument that decides whether the claim pays.
Vents, fans and skylights, the small jobs that stop leaks early
Every hole in a roof is a future leak that has been temporarily solved, and the fittings in those holes wear out long before the roof does. Lids go brittle and shatter, crank mechanisms strip so the handle spins without lifting anything, rain sensors decide it is raining in full sun, and the acrylic dome over the shower crazes and goes milky until a cold night cracks it. These are the cheapest jobs on this page and the ones with the best return, because a flange reset with fresh butyl under it and self leveling sealant on top costs a fraction of the decking repair it prevents.
When patching stops being the honest answer
There is a point at which further repair is money spent on a roof that has already failed, and the survey usually makes it obvious: several separate soft areas, ceilings sagging in more than one room, edge trim screws that no longer bite anywhere along a side, or five years of tape and sealant applied by three different people. At that point everything comes off. Trim, penetrations, air conditioners and the sheet itself, down to bare framing wherever readings demand it, then new decking, new membrane and every fitting reset. It is the largest job in this department and it is the only one that resets the clock.
The sealant schedule that decides whether you ever read this page again
Roof sealant is a consumable, not a component. Self leveling lap sealant belongs on horizontal flanges where it can flow into a joint, and non sag sealant belongs on vertical and overhead surfaces where the self leveling product would simply run. Both move with the roof, both shrink over years of Southern California sun, and both need looking at every autumn before the first rain rather than every time a stain appears inside. An inspection takes twenty minutes on a ladder with a flashlight held at a low angle so shadows show up the cracks.
What you put up there matters as much as when. Petroleum based products attack EPDM. A silicone bead over a cracked sealant bed prevents anything else from ever bonding to that flange again. A roof coating rolled over a sheet that is already lifting locks the moisture underneath it and turns a section repair into a tear off, which is why a peeling coating applied by a previous owner shows up in the replacement rows of the table above rather than the repair rows.
Before you proceed
If a shop offers to seal a leak without metering the deck and without lifting anything, they are selling you a season. Ask what the moisture readings were and where they were taken.
Why roof work is booked into a covered bay
Adhesive and sealant chemistry is unforgiving about conditions. Bonding adhesive has an open time that shortens in heat and a cure that stalls in cold. Butyl needs a clean dry flange. A flood test tells you nothing if the deck was already wet when you started. So this work runs inside, under a 16 foot door that clears a 13 foot 6 coach with its air conditioners on, on rolling platforms that spread a technician's weight rather than concentrating it on a panel we are not yet sure about.
That is also the answer to the most common question we get on this category. There is no mobile roof service here and no roadside option, because the unit has to come indoors, dry out and stay dry through a cure schedule that can run overnight. Doing membrane work in a storage row in October is how a repair gets bonded to a damp deck, and the second attempt costs more than the first would have.
What actually drives a roof number up
Roof work bills from the body and paint department at $210 per hour with body supplies at $5 per body hour, sealants and membrane stock carry standard parts markup, and sales tax applies to parts and materials while labor is not taxed. A written estimate is $150 and credits in full against an authorized repair, which on this category is worth taking before you make a keep or sell decision on an older unit.
Three things move the number, and none of them is the size of the hole. Decking is first: a fifty square foot wet zone doubles a membrane job because framing has to be exposed, dried and often replaced. Access is second, since air conditioners, solar arrays, satellite domes and ladder rails all have to come off and go back with correct gasket thickness for the finished deck height. Material is third, because a laminated fiberglass section needs matched glass schedule and heated cure while a membrane patch needs adhesive and a roller.
On cost
Roof jobs over $2,000 take a 50 percent deposit at authorization. Membrane and decking stock cut to length for your unit is ordered on full payment because it is not returnable.
How a roof claim gets decided
Every roof dispute is an argument about time. Carriers pay for a dated event and decline a slow failure, and once a deck is opened, water from a branch strike last month and water from a shrunken flange over six seasons look identical. What separates them is context recorded at intake: the condition of the sealant around the failure, whether interior staining shows layered tide lines or a single fresh edge, and whether the moisture pattern radiates from one recent penetration or from all of them at once.
Practically, that means photographs and meter readings dated before anything is disturbed, and a note on when you first saw the stain. Our claims coordinator writes the scope with those attached, which is why storm roofs approve faster than owners expect and why a roof that has been quietly wet for years does not approve at all, however the claim is worded.
On the claim
A membrane at the end of its service life is not a covered loss. Where a storm has worsened an already tired roof, the two are separated in writing so the covered portion can still be approved.
What fits under the door, and what belongs elsewhere
Anything up to a 45 foot coach comes indoors here, and commercial bodies run through the same bay: translucent fiberglass reinforced panels on a cube van, aluminum roof sheet on a box body, and the ladder rack feet that dimple both. Where we redirect is interior. A ceiling panel stained by a leak we have now stopped is finish work, a wall cavity that stayed wet is a subfloor and panel job, and a sidewall bubble with no roof involvement at all is composite work rather than roofing.

Survey the deck and map the water

Scope to the readings, not to the stain

The repair area is drawn from the moisture map rather than from what is visible. This is the step that decides whether you are buying a patch, a section or a tear off, and it is written down before authorization.
Open, dry, redeck and rebuild

Membrane comes back to sound substrate, wet decking is cut out, framing is treated where the moisture reached it, and the new sheet or laminate is bonded under the conditions the adhesive actually specifies.

Typical turnaround is 3 to 22 shop days. A vent or skylight goes in and out in three to five shop days. A localized membrane section runs five to ten. A tear off with decking replacement occupies a bay for two to four weeks, and adhesive cure schedules inside that window cannot be shortened by working faster.

- A dated storm, a hail event, a tree limb strike or a branch puncture is a sudden loss and pays, including the interior finish the water reached on its way down and the sealant work at every penetration we had to disturb.
- Usually not covered
- Sealant that dried out over eight seasons, a membrane at the end of its service life and staining that has layered tide lines are maintenance and every carrier we bill treats them that way. Coating applied by a previous owner is not a covered condition either.
- Where supplements come from
- High whenever decking is involved. The wet area is always larger than the stain and its true extent is unknown until the membrane is off. Metered readings photographed at intake are what convert that discovery into an approved supplement instead of an argument.

- Which roof page applies if I do not know what my roof is made of?
- Start with the survey row. We identify the material at intake in about twenty minutes: a membrane moves under hand pressure and shows a seam, while a laminated panel is rigid and sounds solid except where the bond has failed. The estimate follows that answer, so nothing is priced until it is known.
- Do the air conditioners have to come off to repair a roof?
- For a localized patch away from the unit, no. For any section work or a tear off, yes, and they go back with a gasket sized to the finished deck thickness. Reusing a compressed gasket on a rebuilt deck is a leak that shows up at the plenum during the first real rain.
- A previous owner recoated my roof. Does that help or hurt the repair?
- Usually it hurts. Coating bonds to a clean sound sheet and to nothing else, so a coating applied over a lifting membrane traps moisture and hides the substrate. If it is peeling in sheets, no new material will bond to it and the honest path is replacement rather than another layer over the top.
- How long can a roof leak wait before the decking has to be replaced?
- Less time than most owners hope. Lauan decking that stays damp begins losing strength within a couple of wet months, and a single Southern California rainy season is enough to turn a flange reset into a decking repair. If you already have an interior stain, the substrate has been wet for a while.
- Is roof work weather dependent when the unit is inside a building?
- Less so, which is exactly why it runs indoors. Bonding adhesives have an open time and a cure window tied to temperature, and butyl needs a dry flange. Working under cover means those numbers are controlled instead of chased, and a flood test at the end actually proves something.
- Does one claim cover the roof and the ceiling damage underneath it?
- On a covered event, generally yes. Interior finish that water reached on its way down is part of the same loss and is scoped with the roof repair. What gets separated out is anything that predates the event, including rot with layered staining, which is quoted to you directly instead.
- Do you work on roofs of box trucks and high cube vans as well as RVs?
- Yes, in the same bay at the same posted rate. Common commercial work is translucent panel replacement, aluminum sheet repair after a dock strike, and sealing the ladder rack feet that have dimpled and cracked a panel.
