What does roof vent and skylight repair cover on an RV?
Roof vent and skylight repair covers lids, hinges, crank mechanisms, fan motors, rain sensors and cracked dome glazing, plus rebedding the flange that all of them sit on. Every hole in an RV roof was cut deliberately, and every one of them is a maintenance item forever. Vents, fans and skylights are the smallest jobs we do on a roof and they cause a disproportionate share of the largest ones, because a flange that has been quietly passing water for three years does not announce itself until the decking around it has gone.
There is one number worth knowing. Almost all RV roof vents use a 14 by 14 inch opening. That standard is why a plain hinged lid can be replaced with a Fan-Tastic Vent or a MaxxAir MaxxFan Deluxe without cutting anything, and it is the single most useful upgrade path available on an older coach. Skylights follow no such standard, which is why dome replacement takes measuring rather than assuming.
The 14 by 14 opening and what it makes possible
Roof vents on recreational vehicles settled on a 14 by 14 inch rough opening decades ago and almost everyone stuck with it. That single piece of standardisation is why a coach that left the factory with a plain hinged lid and a crank can receive a Fan-Tastic Vent or a MaxxAir MaxxFan Deluxe with no cutting, no framing and no structural work at all.
It is the best value upgrade on the roof of an older unit. A powered vent with a thermostat and a reversible fan changes how a coach handles a summer afternoon far more than most people expect, and because the flange footprint is identical, the labor is the same labor you were already paying to rebed a leaking vent. When somebody comes in with a stripped crank on a twenty year old lid, this is the first conversation we have.
Skylights are the opposite. There is no standard. Domes over shower pans come in a range of sizes, with 16 by 24 and 22 by 22 inches being common but far from universal, and the frame profile varies by builder. Every skylight job starts with a tape measure rather than a part number.
Butyl underneath, sealant on top, and why that order matters
A vent flange is sealed by butyl tape compressed between the flange and the roof by the fasteners. That is the waterproofing. The self leveling sealant applied over the top of the flange and the screw heads is secondary protection: it keeps water out of the fastener line and it sheds. Owners consistently have this backwards, and it leads directly to the most common failed repair we see.
When butyl hardens and shrinks after ten or twelve years, water tracks in at the screws. The sealant on top can be flawless. Adding more sealant does not reach the failure at all, and it makes things worse, because a thick cap of self leveler cracks internally as it ages and then holds standing water on the roof rather than letting it run off.
The correct repair is unglamorous. Take the vent out, scrape both surfaces, lay fresh butyl, refit, retop. It is an hour of work and it lasts another decade, which is a considerably better outcome than the alternative sitting quietly in the decking.
Before you proceed
Water at an interior vent garnish does not prove that vent is leaking. Roofs move water sideways under the membrane. The flange gets hose tested directly before anybody removes it.
Fans, thermostats, rain sensors and what actually fails on them
Older Fan-Tastic units run brushed twelve volt motors. They slow down before they stop, which gives useful warning, and on serviceable models the motor is a replaceable part rather than a whole assembly. MaxxFan Deluxe units use brushless motors with a control board, so a dead fan there is more often electronics than motor, and the diagnosis starts with voltage at the board rather than at the fan.
Rain sensors are their own category of complaint. The sensor reads conductivity across a pair of pads, and dust, pollen or salt film will bridge those pads and read as rain. A coach that lives outdoors in Rancho Santa Margarita picks up enough canyon dust to do this within a season. Cleaning the pads settles most of them. Where it does not, the sensor gets replaced, or disabled if the owner would rather manage the lid manually.

Skylight domes, crazing and the cold morning crack
A skylight dome is thin ABS or acrylic sitting in full southern California sun for its entire life. Ultraviolet exposure breaks down the surface, the glazing yellows and crazes into a fine web, and it loses impact resistance long before it looks alarming. What follows is predictable: the dome survives years of heat and then splits on the first genuinely cold morning, because the material has no flexibility left.
That failure has a specific consequence inside. Skylights sit over shower pans, so a cracked dome drips onto a fiberglass surround, runs to the edge, and finds the seam between the pan and the floor. The water damage from a failed skylight is often further along than the owner expects because the shower is the one part of a coach where a bit of water on the floor looks entirely normal.
What vent and skylight work costs
This bills from the body and paint department at $210 per hour with body supplies at $5 per body hour. A cracked lid on a sound flange is one hour. Three vents pulled and rebedded, a powered fan upgrade wired to a fused circuit, and a skylight dome replaced is closer to ten. Parts carry standard markup and tax applies to parts and materials.
Small jobs still get a written scope at $150, credited if you go ahead. The reason we insist on the written scope even on a one hour vent is that the probe at the opening perimeter regularly changes the job. Finding soft lauan with the vent already out is a conversation. Finding it after we have refitted everything is a second visit.
Vents, skylights and insurance
Aged butyl and crazed glazing are maintenance and no carrier pays for either. What is claimable is impact: hail through a lid, a branch that took the dome out, or a lid that departed at freeway speed and tore the frame with it. Those are discrete events with a date, and they scope cleanly if the damage is photographed before anything is removed.
One thing worth flagging on a vent claim. If a lid broke on the road and the coach sat in weather afterward, the resulting interior damage often exceeds the value of the vent by a wide margin. Report it promptly and photograph the ceiling before drying anything out, because the interior is usually the larger part of that file.
Units where the openings add up
Count the holes before you judge the risk. A compact travel trailer might have two vents and nothing else. A forty foot fifth wheel can carry four vents, two air conditioners, a skylight, a refrigerator stack, a water heater vent, an antenna, a satellite base and a solar array, which is well over a dozen flanges each with its own butyl and its own service life.

- The unit comes out so the flange and the butyl beneath it can be inspected and renewed, which is the only durable fix for a leaking vent.
- Decking check at the opening perimeter
- The four inches of substrate around the cutout is probed for rot before a new unit goes down on it.

- New butyl tape under the whole flange, with fasteners sized to grip sound material rather than spinning in old holes.

- Applied at a workable thickness. Thick sealant cracks internally and creates the next leak.

- All speeds, both directions where fitted, lid travel and any rain sensor logic checked before the coach leaves.

How the work runs
Confirm the vent is the entry point
30 minutes to 1 hour
Water inside near a vent does not prove the vent is leaking. Roofs move water sideways under the membrane. The flange is tested directly with a hose and a spotter inside before anything is removed.
Strip the sealant and lift the unit
1 to 2 hours
Old self leveling sealant is removed with a plastic scraper and mineral spirits, never a blade on a membrane roof. Fasteners come out and the flange is lifted whole so the butyl condition can be read.
Probe the opening perimeter
30 minutes
The decking around the cutout is probed and pin metered. Soft lauan here means the job just changed scope, and finding that with the vent out costs an hour where finding it later costs a roof section.
Rebed and refit
1 to 3 hours
Fresh butyl the full width of the flange, fasteners sized to bite into sound material, drawn down evenly rather than one corner at a time. Then self leveling sealant over the flange and every screw head at a sensible thickness.
Function test and water test
1 hour
Fan speeds, lid travel, thermostat and rain sensor are all exercised. The roof around the vent is then flooded and held while somebody watches the interior. A ten minute test does not find a slow flange leak.

Why it happened
- Butyl tape under the flange that has hardened and shrunk, leaving a path at the screw line while the sealant on top still looks perfect
- Ultraviolet embrittlement of ABS and acrylic glazing, which crazes over years and then splits on the first genuinely cold morning
- Screw holes stripped in thin lauan decking, so the flange no longer pulls down onto the butyl no matter how many turns you give it
- Branch strikes and freeway wind loading on a lid that was left open, which bends the lift arms and distorts the frame
- Crank gear teeth stripping in the plastic operator, usually after somebody kept turning against a lid that was already jammed
- Rain sensor contamination on Fan-Tastic units, where dust bridges the pads and the lid reads water that is not there
- Repeated sealing over a leaking flange, which builds a thick cracked cap that holds water against the roof instead of shedding it

What not to try yourself
- Running another bead of sealant over a vent that is already leaking. The seal is the butyl underneath, and capping the top traps water in the roof cavity where you cannot see what it is doing.
- Using silicone anywhere near a vent flange. Nothing bonds to cured silicone afterward, so the correct repair later has to start with grinding the flange area back to bare material.
- Driving with a hinged lid propped open. Freeway air load bends the lift arms and distorts the frame, and a bent frame means the whole vent gets replaced rather than a lid.
- Cranking harder against a jammed lid. The operator gears are plastic, they strip in one determined turn, and that converts a stuck hinge into a full mechanism replacement.

But the seal on a vent has never been the stuff on top, it is the butyl squashed under the flange, and once that has gone hard you can put an inch of self leveler over the whole thing and water will still find the screw line. What you have actually done is put a lid on the problem so it can rot the lauan in private. Pull the vent. It takes an hour. The alternative is a roof section.

- Can I replace a plain roof lid with a powered vent fan?
- On nearly every RV, yes. The 14 by 14 inch opening is an industry standard, so a Fan-Tastic Vent or a MaxxAir MaxxFan Deluxe drops into the same hole with no cutting. The added work is a fused twelve volt feed and a switch. It is the best value upgrade available on an older roof.
- Why will adding more sealant not stop my vent leaking?
- Because the sealant on top is not the seal. The butyl tape compressed under the flange does that job, and once it hardens and shrinks, water tracks in at the screw line no matter what is on the surface. More sealant caps the problem and lets the decking underneath rot without anyone seeing it.
- Why does my vent close itself when it is not raining?
- The rain sensor reads conductivity across two pads, and dust, pollen or salt film bridges them and reads as water. A coach parked outdoors near the canyons picks up enough of that within a season. Cleaning the pads fixes most cases. If it persists, the sensor is replaced or the feature disabled.
- Are RV skylight domes a standard size?
- No, and that is the difference between skylights and vents. Vents settled on a 14 by 14 inch opening industry wide. Skylights did not. Sizes such as 16 by 24 and 22 by 22 inches are common but the frame profile varies by builder, so every dome replacement begins with measuring the actual opening.
- The vent crank spins freely. What broke?
- Almost always the plastic gear teeth in the operator, and usually because somebody kept turning against a lid that was already jammed by a bent arm or a seized hinge. The crank is a symptom. We check why the lid stopped moving before fitting a new mechanism, or the new one strips too.
- Water drips into my shower on dry days. What causes that?
- Usually a crazed skylight dome that split, combined with overnight condensation, or a dome that cracked and is letting in dew rather than rain. The clue is timing: leaks that show up on clear mornings after cold nights point at the dome rather than at a flange somewhere else on the roof.
