Old trailers are honest about everything except the frame, and the frame is where the money is. This one arrived on its own wheels, towed carefully, with a floor that flexed underfoot from the door back and a rear wall that moved slightly if you leaned on it. The owner had a three phase plan and a realistic attitude, which made this a straightforward project to run.
This file is phase one only: structure. Nothing cosmetic, nothing electrical, nothing anybody would photograph. It is also the phase that decides whether the other two are worth doing.
Why structure comes before everything else
On a unit this age the frame, the subfloor and the wall bottom plates are one system, and every dimension downstream depends on them. Window openings, door alignment, wall plumb and the position of every cabinet reference off the floor. Doing cosmetic or interior work before the floor is sound is building on a surface that is going to move, and it means doing some of that work twice.
Phase one therefore had one deliverable: a unit that is dry, towable and lockable, with structure documented. That constraint is what let the owner take the trailer home afterward and schedule phase two months later without the shell deteriorating in the meantime. It is the single most important planning rule on a multi year project.
What came out from under the floor
With cabinetry out and the finished floor lifted, two outriggers on the curb side had rusted through completely at the point where they meet the main rail, which is where water sits. The rear crossmember had lost enough section across a two foot run that it flexed by hand. The subfloor was gone across the rear third and delaminating for another two feet forward of that.
The rear wall bottom plate had almost no sound wood left in it, which explained the movement when you leaned on the wall. That is a common pattern: water enters high, runs down inside the wall cavity, and the bottom plate is where it finally stops. Replacing it means detaching the wall from the floor along that run and supporting it while the plate is renewed.
The finding that a wire brush produced
Before any welding, the frame in the work area was cleaned back to bare metal. That is partly for weld quality and partly because rust hides everything. On this frame, cleaning the area around the curb side axle mounting plate exposed a crack running about two thirds of the way across the plate, from the outer edge inward toward the spring hanger.
Nothing about the trailer's behavior on arrival suggested it. It towed straight, it sat level, and the tyre wear was even. A crack in that location does not announce itself until it finishes travelling, at which point the axle position changes at speed. So the plate was cut out and a new one fabricated and welded, which added roughly nine hours and was not optional at any price.
Before you proceed
On any frame older than about forty years, budget for findings that appear during cleaning rather than during inspection. Rust conceals cracks, and a crack in an axle mount is not something to defer to phase two.
How ninety six hours fell across the phase
Teardown and interior removal took about eighteen hours, which is high for a sixteen foot trailer because 1968 cabinetry is screwed, glued and occasionally nailed into the wall structure rather than dropped in as modules. Frame work, including cleaning, outriggers, the crossmember section and the axle plate, ran about thirty four. Subfloor and bottom plate replacement took roughly thirty.
The remaining fourteen hours were closing up: sealing the floor perimeter, refitting the wall to the new plate, making the unit weather tight and getting the door to latch again on a shell whose geometry had changed slightly for the better. Twenty six shop days included several waiting on steel and on a period correct plywood thickness.

What the owner took home
A shell that can sit outside through a winter without getting worse, on a frame with documented repairs, with photographs of every weld and every section before it was covered. The trailer towed home behind the same vehicle it arrived with, sitting slightly differently because the rear was no longer sagging.
The file matters as much as the work on a unit like this. A restored vintage trailer with an undocumented frame is a story; one with dated photographs of the outriggers, the crossmember, the axle plate and the subfloor is a record. If it is ever insured on an agreed value basis, or sold, that record is the evidence, and we do not decide value but we can hand over something specific enough for somebody else to.

We found the cracked axle plate with a wire brush, not with a diagnosis. On a 1968 frame you clean everything before you decide anything, because the rust hides the crack and the crack is the part that matters.
Appendix: questions and answers
- Can phase one on a project like this be quoted at a fixed price?
- Not honestly. The scope lives under a floor that has to come up before anybody can see it. What can be fixed is the process: a teardown allowance, a written scope once the frame is exposed, and authorization before further work. Owners who insist on a fixed number for structural discovery are usually quoted a high one.
- Does the subfloor have to match the original plywood thickness?
- It should, because everything above it references that height: wall bottom plates, door thresholds, cabinet bases and the entry step. Substituting a nearby thickness produces a floor that is slightly high or low at every junction. Sourcing the correct thickness accounted for part of the waiting time on this file.
- Was the trailer safe to tow home after phase one?
- Yes, and that was the design of the phase. The frame repairs were complete, the axle plate was renewed, the floor was closed and sealed, and the shell was weather tight and lockable. Nothing cosmetic had been done and the interior was bare, but structurally it was in better condition than when it arrived.
- How far apart can restoration phases be scheduled?
- As far apart as the owner's budget requires, provided each phase truly ends with a unit that can survive outside. This owner planned roughly a year between phases. What we ask for is a rescoping visit before each new phase begins, since a shell that has spent a year outdoors deserves a fresh look rather than an assumption.
