Water Damage Triage: Find the Path Before Fixing Anything

What order should RV water damage be repaired in?

Last verified

Water never shows up where it got in. It enters at a fastener, a seam or a gasket, runs along the nearest horizontal framing member until something stops it, and appears as a stain, a soft spot or a smell somewhere lower and often several feet to one side. Owners point at the stain. The stain is the last thing on the list.

This page is the triage order, meaning the sequence of finding out before the sequence of fixing. It covers how we run a hose test, how a moisture map turns a vague soft area into a boundary you can scope against, and why installing new flooring before the core is verified dry is the single most expensive shortcut in RV repair.

The water path: entry, travel, pooling

Every intrusion has three parts and you need all three before spending money. The entry is where water crosses the envelope. The travel route is what it runs along once inside, usually the top of a wall cage member, a roof rafter, or the ledger the floor sits on. The pooling point is where it finally stops and does its damage, which is almost always the lowest horizontal surface it can reach.

Understanding that structure explains the behavior owners find baffling. A leak at the front cap seam appears as a soft floor at the entry step because the water ran the length of the ledger. A failed roof vent gasket shows as a stain over a rear cabinet because a rafter carried it back. Repair the pooling point alone and the water arrives again next season, which is how a soft floor comes to be repaired twice.

Running a hose test that actually isolates the entry

The rule is one seam at a time, from the top down, with a person inside and a flashlight. Flooding the whole unit tells you it leaks, which you already knew. Isolating tells you where. Ten minutes on a single seam is enough for a real path to show, and the interior observer is looking for a wet line, a darkening panel edge, or a drip that only appears when that specific seam is under water.

Work downward because gravity makes upper tests contaminate lower ones and not the reverse. Log every seam and its result, including the negatives, because a documented negative is what stops you from re testing the same joint an hour later. If nothing shows in twenty minutes on a seam, move on and come back at the end rather than escalating pressure, because a pressure washer will create a leak that does not exist in rain.

Turning a soft area into a boundary with a meter

A hand pressed into a floor tells you soft or not soft. A pin meter on a grid tells you where soft stops, which is what a scope needs. We read on roughly six inch centers across the suspect area and outward until readings return to the same range as a known dry part of the same unit, then mark the transition. The relative reading matters more than the absolute number, which is why a dry reference point on the same material is part of the procedure.

The map also finds the surprises. A soft patch at the entry step commonly maps back along the ledger toward a front cap seam, and a shower base map often runs under the adjacent wall plate rather than out into the aisle. Owners are frequently relieved by the boundary, because the affected area turns out smaller than the sponginess suggested. Sometimes it goes the other way, and it is better to know before the flooring is on order.

The repair order once you know the path

Stop the entry first, even if the structural work is months away. A sealed seam costs very little and it stops the damage growing while you plan. Then dry the assembly, which on a wet subfloor means opening it, removing saturated material and moving air until two readings on separate days come back in the dry range. Only then does structure get replaced, then panels close, then finishes go in.

The step owners want to skip is the drying verification, because it costs days and produces nothing visible. It is also the step that decides whether the repair holds. Sealing wet lauan under new vinyl creates an anaerobic pocket that smells within a year and rots quietly for several. We will not close a floor on a single dry reading, and we will show you both readings.

Before you proceed

New flooring over an unverified core is the most expensive shortcut in this trade. It hides the evidence, it traps moisture, and the second repair includes tearing out the first one.

Storm loss or long term seepage, which changes the file

Carriers treat a single storm event and years of seepage very differently, and the physical evidence usually tells them apart without any help from us. Staining with distinct tide lines and dry material outside them looks like an event. Blackened lauan, delaminated plywood plies and mineral bloom on framing look like time. What we can do is document the condition accurately and let the adjuster classify it.

That documentation is worth having whether or not you file. Photographs of the hose test result, the moisture map with dates, and the boundary marked on the floor give the whole conversation a factual basis. Can I run a hose test on my own driveway?
Yes, and it is worth doing before you book anything. You need a level surface, a garden hose without a pressure nozzle, a helper inside with a bright light, and patience for ten minutes per seam. Write down every result. Owners who arrive with a completed seam log shorten our diagnostic time considerably.
The coach smells musty but there is no stain anywhere. What now?
Smell without a visible stain usually means the water is inside an assembly rather than on a surface. Check the lowest horizontal cavities: under the shower base, along the floor ledger at the front wall, and inside the slide floor. A pin meter through an inconspicuous spot behind trim finds these far faster than looking for a mark.
How long does a wet subfloor take to dry before rebuilding?
It depends on how much material stays. Saturated plywood plies do not dry usefully and get removed. What remains, usually framing and the underside of the floor, needs air movement and typically several days before two separate readings agree. We schedule the rebuild against the second reading rather than a calendar promise.
Is resealing the roof enough if the damage is already done?
Resealing stops the bleeding and it is always step one, but it does nothing for material that is already compromised. Wet lauan does not recover, delaminated plywood does not re bond, and corroded fasteners keep corroding. Think of the seal as protecting your remaining budget rather than as the repair itself.
