Cabinetry and Flooring Rebuilt After a Tank Seep

What do interior water damage before and after plates show?
They show the shape of the damage and whether the cause was corrected. On this Class C at Yorba Linda, a tide line marked a bounded event, swollen particle board was replaced rather than dried, and the weeping tank fitting was rerouted to drip where it can be seen.

Interior water damage is the category owners find most upsetting, because it is the part of the unit they live in, and the category where photographs are least honest. New flooring and rebuilt cabinetry look excellent regardless of whether the material underneath was replaced or simply covered, and regardless of whether anybody found the leak.
So this set has three pairs and the third one is the important one. It shows the fitting that caused all of it, which is the only frame that indicates whether the repair will hold.
Reading a tide line
In plate 1.1 the staining has a distinct edge with clearly dry material beyond it. That shape says water arrived, spread to a limit, and stopped. Long term seepage looks different: diffuse blackening, plies separating, mineral bloom on the framing and no clean boundary anywhere. Adjusters read the same difference, and it is often the deciding evidence on whether a water loss is treated as an event or as deterioration.
On this unit the tide line also gave the repair its boundary. A pin meter grid confirmed where readings returned to the same range as a dry reference at the front of the coach, and the cut lines followed that boundary out to the nearest framing member. That is why the replaced area in plate 1.2 is larger than the stain but not by much.
Why the swollen components were replaced rather than dried
Plate 2.1 shows a dinette base and a cabinet toe kick in particle board that has taken water. The material has swollen, the veneer is lifting in sheets, and the edges have lost any dimensional accuracy. Particle board is wood fibre and resin, and once the fibres have expanded they do not return; drying it produces a component that is the wrong size and considerably weaker than it was.
So everything that read wet was removed. Replacements were built in sealed plywood, which behaves far better in a wet zone, with edges sealed and a deliberate airflow gap behind the toe kick. That gap is not cosmetic. A closed cavity against a floor is where the next small leak will hide, and leaving a path for air and for a drip to be seen is the cheapest insurance in the whole job.
The fitting plate, which is the only one that predicts the future
Plate 3.1 shows a threaded elbow on the fresh water tank with a white mineral trail running down the tank wall beneath it. That trail is a rough clock: deposits of that thickness accumulate over months, not over a weekend. It also confirms the leak was a slow weep under pressure rather than a burst, which matches the tide line rather than contradicting it.
The fitting and the tank strap were replaced, and then the run was rerouted slightly so that any future seep at that joint drips onto a visible surface in the bay rather than directly onto the floor structure. That change took twenty minutes. It is the difference between an owner noticing a damp patch on a bay floor and an owner noticing a soft floor two years later.
Before you proceed
Any interior water repair that does not include a photograph of the cause is incomplete. Rebuilding the damage without correcting the source produces a repair with a scheduled failure date.
The days that produced nothing to photograph
Fourteen shop days against forty four labor hours means several days where nothing visible happened. Those were drying days. Once saturated material was out, the remaining framing and the underside of adjacent decking had air moved across them until pin meter readings on two separate days matched the dry reference. No flooring goes down before that.
It is worth saying plainly that this is where owners are most often let down, because the stage is invisible and skipping it is undetectable at delivery. A floor closed over damp framing looks and feels perfect for about a year. We record both readings with dates and they go in the file, which is the only way to demonstrate a step whose entire value is that it was not rushed.

Appendix: questions and answers
- Can swollen cabinetry ever be dried and reused?
- Solid wood and good plywood sometimes can, if the swelling was slight and the glue lines held. Particle board and most veneered board cannot, because the fibres have permanently expanded and the veneer has already released. The test is dimensional: if a component no longer sits square against its neighbours, it is scrap.
- How accurately does a mineral trail date a leak?
- Roughly, and it is directional evidence rather than proof. Deposit thickness depends on water hardness and on how often the system was pressurised, so a heavy trail means months rather than days but nobody should claim a precise figure. What it usefully rules out is the idea that a slow weep started last week.
- Will a musty smell go away after an interior rebuild?
- If every wetted porous component was removed and the structure was verified dry, yes. Smell that persists after a rebuild almost always means material was left in place somewhere, commonly insulation inside a wall cavity or the underside of a floor. That is why removal is generous rather than minimal in a wet zone.
- Why replace the tank strap along with the fitting?
- Because it had been sitting in the drip path and had begun to corrode where it contacted the wetted floor. A strap that fails puts the full weight of a filled tank onto its remaining supports, which is a much larger problem than a weeping elbow. It was inexpensive to change while the area was already open.
