Heartland RV Repair: Wide Body Fifth Wheels and Hauler Floors

What does Heartland RV repair usually involve?

Heartland repair concentrates on structure: slide room floors, garage floors and frame areas near landing gear. Rancho Santa Margarita owners of a Bighorn, Landmark or Cyclone get those addressed as structure at our Yorba Linda shop rather than covered over.

Heartland builds towables at the heavy end of the market, and the repairs follow the weight. A Landmark 365 is a wide body full time residence on wheels. A Cyclone carries a side by side in its garage. Both put loads into floors and frames that lighter trailers never approach.

So most Heartland work in our bays is structural rather than cosmetic. Slide floors, garage floors, frame areas near the landing gear, and on Landmark units a full body paint finish that has to be rebuilt panel by panel.

Full body paint on a towable, and what that costs

Landmark 365 carries a painted finish rather than a decal package, which is unusual on a fifth wheel and mostly good news. Paint can always be matched and blended, so a repair does not depend on a graphic kit still being in print. What it does mean is that a replacement panel arrives in primer and every square foot of it is booth work.

We map the scheme before disassembly, match each stage against the aged panel with spray out cards, then blend into adjacent panels rather than ending at a hard line. On a 40 foot trailer that is real paint hours, and it is the single largest line on most Landmark estimates.

Slide room floors on wide rooms

A wide body fifth wheel has slide rooms carrying furniture across a long unsupported span, and the floor of that room is a thin structural sandwich. Once a wiper seal wears, water rides in on the floor each time the room comes in, the core softens, and the outboard edge starts to deflect underfoot.

The room comes out for a proper repair. We open the floor, replace the wet core, re establish the seal surfaces, then correct whatever travel geometry ruined the seal. Owners often ask whether we can just replace the seal. We can, and it fails again on the same schedule, so we say so rather than take the easier money.

Cyclone and Torque garage structure

A hauler garage takes point loads at tie down anchors, and those anchors are fastened into a floor that also has to stay flat for the ramp to seal. Load a machine in and out weekly for five years and the anchors work loose, the floor deflects locally, and the ramp starts sealing on one side only.

We repair the floor as structure: assess the substrate, remove deteriorated sections, reinforce anchor points into sound material, then reset ramp geometry. Ramp cables, springs and actuators are mechanical work. Fuel station and generator compartments in these units get inspected at the same time, because that is where spills and heat do quiet damage.

Landing gear mounts and frame fatigue

Heartland uses Lippert frames, and on heavy units the fatigue point is the frame web near the landing gear mounts. Cracks start small, hide behind the underbelly, and grow every time the trailer is parked on an uneven pad with the gear taking an uneven share of the load.

We pull the underbelly when symptoms point that way, then weld to the original section and reinforce only where the design was marginal. Plating over a crack is the repair we correct most often on trailers that were fixed somewhere quick, because the plate hides the crack and relocates the failure.

Walk on roofs and what actually punctures them

Heartland advertises a walk on roof, and it is genuinely walkable, which means owners get up there and that is where the damage starts. Foot traffic around a vent or an air conditioner stresses the membrane at the penetration, and sealant that was fine when nobody walked on it starts to lift at the edge.

We map moisture across the roof, repair the membrane with material chemically matched to the original, and reseal penetrations properly rather than adding another bead over a failing one. Layered sealant is one of the most common things we remove on these units, because it hides the joint it is supposed to protect.

Insurance on a full time residence

Many Landmark and Bighorn owners live in these units, which changes a claim in two ways. Loss of use matters far more than it does on a weekend trailer, and the contents are a household rather than camping gear. Both need to be raised at the start of a claim rather than discovered at the end.

We document scope precisely and separate covered damage from wear. A soft slide floor caused by a seal that aged out is maintenance and no carrier will pay for it. The same floor damaged by a covered water event is a different line. Keeping those apart is what keeps a submission from being rejected wholesale.

Rates and our standing

Body, structural and refinish work bills at $210 per hour with paint supplies at $55 per paint hour. Slide, ramp, appliance and electrical work is $260. A written estimate is $150 and is credited in full when the repair is authorized. Deposits are 50 percent over $2,000, with a further 25 percent at parts arrival over $10,000.

OCRV Center is an independent shop and holds no dealer agreement or affiliation with Heartland RV or Thor Industries. All work is performed in shop at Yorba Linda. A 43 foot fifth wheel fits, and so does a hauler with a machine still in the garage, though we will ask you to remove it first.

Heartland builds in Elkhart, Indiana and has been part of Thor Industries since 2010, so component supply is quick through group purchasing while molded and painted parts remain plant specific. Landmark 365 units add a complication: full body paint on a towable means a damaged panel arrives raw and has to be finished here, and the graphic layers have to be reproduced rather than ordered as a kit.

Appendix: questions and answers

Does a replacement Landmark panel arrive painted?
No. It arrives in primer, so every square foot of it is booth work here. That is normal for a painted towable and it is the largest line on most Landmark estimates. The advantage is that paint can always be matched, unlike a discontinued decal package.
Can you just replace the slide seal instead of the floor?
We can, and it will fail again on the same schedule. If the floor core is already soft, the seal is a symptom rather than the cause. A durable repair replaces the wet core, reinstates seal surfaces and corrects the travel geometry that destroyed the seal in the first place.
My tie down anchors have gone loose. Is the floor damaged?
Usually yes, locally. Anchors concentrate load into the floor structure, and once they loosen the surrounding substrate is already compromised. We repair the floor as structure and reinforce the anchor points into sound material, rather than retightening fasteners into material that has crushed.
How would I know if my frame is cracked near the landing gear?
You often would not, because the underbelly hides it. Clues are new noises when the gear operates, uneven gear extension, or a trailer that sits slightly off level on flat ground. We pull the underbelly for inspection when symptoms point that way and weld to the original section.
Is it safe to walk on a Heartland roof?
The structure is built for it, and the membrane around penetrations is where the risk sits. Foot traffic near a vent or an air conditioner stresses sealant and lifts membrane edges. Walk on the structure, stay off the penetrations, and inspect sealant rather than adding another bead over it.
Does living in my fifth wheel change how a claim is handled?
It should. Loss of use matters far more when the trailer is your residence, and contents are household goods rather than camping equipment. Raise both at the start of the claim. We document scope precisely and keep wear items on separate authorizations so a submission is not rejected as a whole.
