There is a category of slide problem where the drive works perfectly, the seals are new, and the room still will not sit right. That is a box problem. The room is a separate structure, built as a shallow tray with a laminated floor, a framed perimeter and a bonded outer face, and like any structure it can rot, delaminate, sag or come apart at a weld.
Owners tend to arrive here after two other repairs have already been done. Somebody replaced the seals, water came back. Somebody adjusted the mechanism, the room still dragged. Neither of those is wrong as a first move, but neither addresses a floor that has gone soft or a face that has separated from its core, and both problems get more expensive every month they run.
How a slide room box is built, and why that matters
A slide room is not a small version of the coach. It is a shallow tray. The floor is a bonded sandwich, usually a lauan or thin plywood skin above and below a block foam or rigid polyiso core, carried on a welded square tube perimeter. The outer face is a separate laminate: filon or gelcoated fiberglass over lauan or Azdel, bonded flat and then trimmed into the frame.
Every one of those layers relies on the bond between it and the next. That is the whole engineering premise. A sandwich panel is stiff because the two skins are held apart at a fixed distance by a core that resists shear. Wet the core and it stops resisting shear, and a panel that was rated to carry a queen bed becomes a floor that flexes under one adult.
This is also why the failure feels sudden to owners. Nothing changes for years, then one season the floor goes soft. The moisture had been accumulating the whole time. It only becomes noticeable at the point where the core loses its ability to carry load, and that point arrives quickly once it starts.
Reading a room that sags at full extension
Sag is the complaint that brings most of these coaches in. The owner describes a room that looks fine going out until the last foot, then drops, drags on the sill and leaves a mark on the flooring. Three different faults produce that same behavior and telling them apart is the whole job.
The cheapest cause is worn support hardware. Flippers and bottom rollers wear, and once they stop supporting the outboard edge, the room hangs off the frame alone. The middle cause is a soft floor: the box is still square but the tray has lost stiffness and deflects under its own contents. The expensive cause is a yielded or cracked perimeter frame, where the metal itself has taken a permanent set.
We separate them by measuring lip height at both corners retracted, then again at full extension, and by putting a straightedge across the room floor with the contents removed. Numbers on paper, not opinions. A room that sags equally at both corners and reads flat on the straightedge is hardware. A room that reads a dip in the middle is core.

Wet floor core and face delamination, and how far each has gone
Moisture mapping is not optional on this work. We grid the floor and take pin meter readings at fixed intervals, then draw the boundary of anything reading above twenty percent. That boundary is what tells us where to cut. Guessing is how a repair ends up either too small to hold or three times larger than it needed to be.
The outer face gets a tap test with a plastic mallet across the entire panel. Bonded laminate rings sharp and bright. Separated laminate returns a dull thud you can hear from across the bay once you know it. Delamination that has been running for a while shows a visible bulge on a warm afternoon, because trapped air expands and the skin has nothing holding it flat.
Before you proceed
Chasing a bulge with filler and paint produces a face that looks correct for about six months. The skin is still unbonded underneath and it will lift again in the first warm week.
Perimeter frame welds and getting the box back to square
The perimeter frame carries the entire room at full extension, and it does that on a cantilever. Every cycle loads the corner joints in the same direction. Over a decade that concentrates at the toe of the corner welds, and what starts as a hairline in the heat affected zone eventually opens into a visible crack. On aluminum framed rooms it happens sooner than on steel.
Repair is grind, reweld with filler matched to the base alloy, and add a gusset where the original design was thin. Then the box gets pulled back square. A quarter inch across the diagonals on a twelve foot room is the number we work to, because past that no seal profile made will sit flat against the opening and the coach will leak no matter what rubber goes on it.
What a slide room rebuild costs and what drives the number
This work bills from the body and paint department at $210 per hour, plus body supplies at $5 per body hour and paint supplies at $55 per paint hour where refinishing is involved. Parts carry standard markup, tax applies to parts and materials, and labor is not taxed. Estimating is billed at $150, and that charge is applied back to the repair when it is authorized.
What moves the number is how far the wet zone spread before somebody looked. A soft patch confined to one outboard corner is roughly ten hours. A floor that reads wet across two thirds of its area, with a face skin that has let go and a cracked corner gusset, is a five figure conversation on a large room. Deposits apply above $2,000, which most of these jobs clear.
On cost
Cure schedules set the calendar. Structural adhesives and laminating resins have working windows measured in hours, and a rebuilt panel is not touched until it is fully cured regardless of how the schedule looks.
When a carrier pays for a slide room rebuild
Long term water intrusion is excluded on essentially every RV policy, so a floor that rotted quietly over six years is an owner expense. Where carriers do pay is where a discrete event caused the damage: a limb through the face on a canyon road, a collision that racked the opening, or a storm that overwhelmed a roof and dumped water into the room over a weekend.
The file that gets paid is the file that establishes the event before teardown. Dated photographs, the moisture map with its readings, and a written note connecting the damage boundary to the event are what an adjuster needs. Once the wet core is in a bin, the argument becomes one person's word about what it looked like.
Units where room structure fails first
Room weight is the strongest predictor. A bunkhouse room carrying two bunks and a wardrobe, or a destination fifth wheel room with a residential refrigerator in it, loads a perimeter frame far harder than a dinette room on a lightweight travel trailer. Those are the rooms whose corner welds we look at first, and the rooms where a soft floor shows up years earlier.

How the work runs
Map before you cut
2 to 3 hours
Moisture readings, tap test results and diagonal measurements are recorded with the room still assembled. This map is what determines how much material comes out, and on an insurance file it is also what justifies the scope to an adjuster later.
Remove the room and strip the interior
4 to 8 hours
The box comes out onto stands. Flooring, base trim and any cabinetry mounted inside the room are removed so the top skin can be opened without collateral damage. Fixtures are tagged and boxed rather than piled.
Open, cut back, and rebuild the core
6 to 16 hours
The floor skin is opened over the wet zone, saturated foam is removed to dry material, and replacement core and skin are scarfed in. Adhesive cure time is real time and it cannot be shortened by adding heat past the product window.
Weld, square and rebond
4 to 10 hours
Frame cracks are repaired, the box is pulled back to within a quarter inch on the diagonals, and the face laminate is rebonded flat under weight. Squareness is verified after cure rather than before, because adhesives move as they set.
Refinish, reinstall and cycle
6 to 12 hours
The repaired face is filled, primed and sprayed, then the room goes back in, seals are set against a now flat surface, and the assembly is cycled at least ten times with lip height checked at both corners each time.

How estimating is billed

- In depth diagnostic, scan and programming: $285 per hour, one hour minimum, credited in full against an authorized repair.
- In shop pre purchase inspection: $400 to $1,200 depending on unit size and systems count.
- Insurance walk ins are accepted during posted hours. All inspection and estimating work is performed in shop at the Yorba Linda facility.
What you will notice first

Why it happened
- Water tracking over the top of the room and down inside the face laminate, which soaks the floor core at the outboard edge first and works inward
- A failed roof or topper above the opening feeding the top of the room continuously rather than occasionally
- Fastener penetrations through the face skin, particularly aftermarket brackets and antenna mounts, drilled without butyl behind the flange
- Sustained overload from a heavy bunk or a washer and dryer set inside a room that was engineered for a dinette
- Cyclic loading on the perimeter frame at full extension, which concentrates at the corner gussets and eventually opens a weld
- Freeze and thaw cycling during a mountain trip on a floor core that was already carrying moisture

What not to try yourself
- Screwing a sheet of plywood over a soft slide floor. The wet core underneath keeps working, the new sheet traps it, and the eventual repair costs more because the rot spread further before anybody looked.
- Injecting expanding foam into a laminated floor cavity to firm it up. Expanding foam generates pressure, and pressure inside a bonded panel separates the skins that were still attached.
- Welding on a perimeter frame with the room installed and the wiring loom still routed through it. Slide harnesses run inside those tubes on many coaches.
- Cycling a room that drops and drags at full extension. Every cycle grinds the sill wear plate and the flooring, and both of those are then on the estimate too.

Almost none of this work comes from impact. It comes from a quarter inch of water arriving at the same spot for four years. What I want owners to understand is that the floor of a slide room is a sandwich, and once the filling is wet the two skins are just holding hands. I can tell within about ten minutes with a pin meter and a mallet whether we are talking about a two day repair or a two week one, and I would much rather tell somebody that on day one.
Appendix: questions and answers
- My slide room floor feels spongy. What does that mean?
- It means the foam or plywood core inside the laminated floor has taken on water and stopped resisting shear. The two skins are still there but they are no longer working as a panel. Adding a layer on top hides it without fixing it. The core has to come out and be replaced.
- Why do you measure the diagonals on a slide room?
- Because a box that is out of square cannot seal. We measure corner to corner both ways with the room on stands and work to a quarter inch of difference. Past that figure the room contacts the opening unevenly, and any seal you install will be crushed on one side and open on the other.
- There is a bubble on the outside of my slide room. Is that serious?
- It is delamination. The outer skin has separated from the substrate behind it and trapped air is expanding in the sun. Filling and painting over it lasts a few months. Depending on size, the fix is either injected adhesive under clamps or removing the skin and rebonding the panel flat.
- What cracks the welds on a slide room frame?
- Cyclic loading at full extension. The frame carries the whole room on a cantilever and every cycle stresses the corner joints in the same direction. Cracks begin as hairlines at the toe of the weld. Aluminum framed rooms reach that point sooner than steel framed ones, and heavy rooms sooner than light ones.
- How many days does a slide room rebuild take?
- Six to fourteen shop days for most jobs. The constraint is chemistry rather than labor. Laminating resins and structural adhesives have fixed cure windows, and a rebuilt floor panel is not handled, squared or refinished until it has fully cured. Rushing that step produces a panel that fails again.
- Is it worth rebuilding a slide room or should the unit go?
- It depends on how much of the box is wet and what the coach is worth. One soft corner on a well kept fifth wheel is clearly worth repairing. A floor reading wet across most of its area, on a unit with a failing roof and a tired chassis, is a conversation about total value rather than about a repair order.
