A coach collects a different kind of dirt than a car does. Roof runoff carrying oxidized membrane chalk down the sides. Sap and road film baked on by a summer parked outdoors. Awning fabric holding dust in its weave. Interior fabrics that spent six months closed up in a storage lot developing a smell nobody can locate. None of that responds to a wash and a wipe, which is why owners who have washed a coach three times still see the streaks.
Our detail work happens indoors on the same floor as the paint department, which matters more than it sounds. Water spotting from drying in direct sun on a hot day is a real problem on a large vertical surface, and a coach parked in a driveway simply cannot be worked on the same way. Nothing here is a mobile service. The unit comes to Yorba Linda and goes back cleaner than a driveway wash can achieve.
Black streaks are the roof, not the walls
The dark vertical runs below the roof edge are the single most common complaint that brings a coach to a detail bay, and almost nobody knows what they are. They are not road grime and they are not mildew. A rubber roof membrane oxidizes under UV exposure and sheds a fine chalk. When it rains, that chalk suspends in the water running off the roof and deposits down the sidewalls in the pattern the runoff takes.
That explains two things owners find maddening. First, why the streaks always appear in the same places, because water leaves the roof at the same points every time. Second, why general purpose soap does not touch them. Dedicated black streak chemistry lifts the deposit, and cleaning and treating the roof itself is what slows the rate at which it comes back. Do one without the other and you are on a rinse cycle forever.

What you can and cannot put on an RV roof
There are three roof materials in common use and they have different chemical tolerances. EPDM rubber is the most restrictive: petroleum based cleaners and solvents attack it, and products marketed for general automotive use frequently contain exactly what an EPDM roof should never see. TPO is more tolerant but not unlimited. Fiberglass roofs behave like any other gelcoat surface and can be polished, which the membrane roofs cannot.
This is the part of a detail where doing it wrong causes damage rather than merely underdelivering. A membrane that has been cleaned with the wrong product does not announce it that day. It shows up a year or two later as accelerated chalking and a shorter service life, at which point nobody connects it to a cleaning. We use products rated for the specific material and we identify the roof material before anyone climbs up there.
Why a clean coach can still feel rough
Run a bare palm across a freshly washed sidewall and it often still feels gritty. That texture is bonded contamination sitting above the finish: fallout, rail dust, tree sap residue, overspray. Washing does not remove it because it is not loose dirt, it is attached. The test is simple and slightly theatrical: put a thin plastic bag over your hand and slide it across the panel. The bag amplifies texture and owners are usually surprised at what they feel.
Removing it takes two steps. A chemical stage that dissolves iron and fallout particles, then a mechanical stage where clay media shears off what remains. On a coach this is significant labor because of the surface area involved, which is exactly why it gets skipped by anyone quoting a price that sounds too good. It also matters more than it seems, because any sealant or coating applied over bonded contamination is bonding to the contamination rather than to the finish.
Seals, awnings and the parts that age fastest
The rubber on a coach takes the hardest UV beating of anything on it. Slide seals, door gaskets, window seals and roof vent gaskets all harden progressively, and once they harden they stop conforming to the surface they are supposed to seal against. Conditioning them during a detail is cheap preventive work with a real payoff, because a seal replacement is a considerably larger job than a wipe with a UV conditioner twice a year.
Awnings are the other component that rewards attention. Vinyl and acrylic fabrics clean differently and both need to be fully dried extended before rolling. The single most common awning complaint we see, a fabric with dark blotching that will not come out, started as a canopy rolled up damp. By the time it is visible, cleaning has limited effect and the conversation shifts to replacement.
What interior work can and cannot fix
Hot water extraction pulls a startling amount out of upholstery and carpet, and ozone treatment neutralizes odor that has settled into soft surfaces. Between them, a coach that smelled closed up after six months in storage usually comes back genuinely fresh. That is the case where interior detailing does exactly what owners hope.
The case where it does not is a smell being produced continuously. A holding tank vent routed badly, a leaking shower pan wetting the subfloor, a failed refrigerator drain, moisture in a wall from a roof seam. Cleaning removes the smell for a few days and it returns because the source never went anywhere. We look for those sources during the walk through and tell owners plainly when the answer is a repair rather than a cleaning, because selling a second detail into a plumbing problem is not a service.
Note
If a smell comes back within a week of a full interior clean, stop paying for cleaning. Something is generating it and it needs to be found.
What a full detail costs
Detailing bills at $95 per hour from the detail department, which is the lowest labor rate in the building, and a complete unit runs $500 to $2,500. The variable is surface area and condition, not brand. A compact trailer with light streaking and a tidy interior sits at the low end. A forty five foot coach with heavy streaking, awning work and a full interior extraction lands at the top.
Materials carry standard markup, sales tax applies to parts and materials, and labor is not taxed. Where an inspection shows the finish is oxidized rather than dirty, we quote cut and polish work separately, because those are different operations with different outcomes and blending them into one number serves nobody.
On cost
If chalk transfers to your hand from the sidewall, a detail will not restore gloss. That unit needs oxidation removal, which is quoted as its own service.
Detailing before a sale, a rental turn or long storage
Three moments justify a full detail beyond wanting a clean coach. Before a sale, because presentation moves the number more on RVs than on almost any other asset and buyers read a dirty roof as deferred maintenance across the board. Before long term storage, because organic material left on paint and fabric has months to work on both. And on rental turns, where a fleet operator needs a consistent standard between renters rather than whatever the last cleaner felt like doing.
For rental and fleet work we document the standard so the result repeats across units and across visits. That predictability is usually worth more to an operator than any single detail, and it is a scheduling conversation as much as a cleaning one.

Walk the unit and set expectations
1 hour
We look at the roof, the streak severity, the awning and the interior before quoting hours. A coach with heavy oxidation needs polishing rather than detailing, and telling an owner that up front is more useful than delivering a clean coach that still looks dull.
Roof first, then down
1 to 4 hours
The roof gets cleaned before the sides, because doing it in the other order washes chalk straight back down over finished panels. Membrane safe products only, worked in sections, with everything below masked or rinsed continuously.
Decontaminate and wash the exterior
2 to 10 hours
Two bucket wash, dedicated black streak chemistry panel by panel, chemical fallout removal, and mechanical claying on smooth painted surfaces. This sequence is what makes the finish feel smooth rather than merely look clean.
Trim, seals, tires and awnings
1 to 5 hours
Window tracks cleaned out, seals and gaskets conditioned, tires dressed with a product that does not sling onto the sidewall, and awning fabric cleaned and dried fully extended before it is rolled back up.
Interior deep clean
2 to 8 hours
Vacuum, hard surface cleaning, hot water extraction on soft surfaces, window and mirror work, and ozone treatment where odor survives the cleaning. Interiors need drying time and we schedule for it rather than closing a damp coach.

Why it happened
- Oxidized roof membrane chalking and washing down the sides in rain, which is what black streaking actually is
- Airborne contamination bonding to the surface, which sits above the finish and cannot be washed off without decontamination
- Long storage periods with the unit closed, which lets moisture and organics build into fabrics and produce the musty smell owners notice on opening
- UV exposure degrading rubber seals and gaskets that never received conditioning, so they harden and eventually stop sealing
- Improper products used on an EPDM roof, especially petroleum based cleaners that degrade the membrane while appearing to clean it
- Silicone tire dressings slinging onto the sidewall at speed, leaving a spotted band that resists normal washing

What not to try yourself
- Using a petroleum based cleaner on an EPDM roof. It appears to clean beautifully and degrades the membrane you are standing on.
- Pressure washing decals, seals or roof seams. The stream lifts decal edges, drives water past seals and finds every weak point in a seam that was otherwise fine.
- Washing a large coach in direct sun on a hot day. Water spotting on a vertical panel that size is far harder to remove than the dirt was.
- Rolling a wet awning up after cleaning it. Give it the time to dry fully extended or you will be cleaning it again for a different reason.

Appendix: questions and answers
- What actually causes the black streaks on the side of my RV?
- Roof membrane chalk. UV exposure oxidizes an EPDM or TPO roof and it sheds a fine powder, which suspends in rainwater and runs down the sidewalls in the same paths every storm. It is not road dirt, which is why regular soap does nothing. Dedicated chemistry lifts it and cleaning the roof slows how fast it returns.
- What should never be used to clean an RV rubber roof?
- Anything petroleum based, and most solvent bearing automotive products. EPDM is chemically vulnerable to them and the damage is not visible on the day. We look for a source during the walk through and say so if we find one.
- How long will a full RV detail stay looking good?
- Depends almost entirely on storage. A coach kept covered or indoors holds a detail for months. One parked outdoors under trees collects sap and organic fallout within weeks and will streak again after the first real rain if the roof is chalking. Roof condition is the single biggest factor, ahead of how the sides were finished.
- How do I know if my RV needs detailing or polishing?
- Wipe the sidewall with a dark cloth or your palm. If white chalk transfers, the finish is oxidized and washing will not bring gloss back regardless of effort. That unit needs cutting and polishing, which is a separate service at a different hour count. If nothing transfers and it simply looks dirty, a detail is the right call.
