The First Rain of the Season Finds Every Open Seam

What should you check on an RV before the first rain of the season?
Every horizontal seam and every roof penetration, in daylight, from a ladder rather than from the ground. Owners bringing units to our Yorba Linda shop from Rancho Santa Margarita storage lots most often find a shrunken bead at a vent flange or a missing vent cover from a wind week nobody witnessed.

Every year the same week produces the same phone calls. The first real storm lands somewhere between late October and early December, and within forty eight hours we hear from a dozen owners who had no water problem at all in September. Nothing failed during the storm. The storm simply arrived at seams that had been opening quietly since May.
That is the part worth internalizing. Sealant does its worst work in dry heat, when there is no water present to show you the consequence. Six months of thermal cycling on a roof surface that reaches well over 140 degrees on an August afternoon shrinks and cracks beads that were fine in spring, and none of it produces a symptom until the first inch of rain finds it.
Why the damage happens in the dry months
A roof assembly expands and contracts every day. Aluminum framing, a plywood deck and a rubber membrane all move at different rates, and the sealant at every joint absorbs that difference. In a mild spring the movement is small. In a Southern California summer the daily swing between a hot roof surface and a cool night is large, and it happens roughly one hundred and eighty times in a row.
Sealant handles that by stretching, and it loses a little plasticizer each cycle. Toward the end of a long dry season the bead is harder, thinner and smaller than it was, and where it was applied over a joint that moves a lot it will have cracked or pulled back from one side. There is no water around to run through the gap, so the owner has no reason to look, and the unit sits looking perfectly sound.
The order to walk it in
Roof first, from a ladder, in direct daylight rather than under a shade structure, because raking light is what shows a crack in a white bead on a white membrane. Work front to back so you cover the same ground the same way every year and can compare notes. Then the vertical seams, then the underbody, then the compartment doors.
The reason for that sequence is consequence. A failed roof seam puts water into the deck and then into a wall, which is the most expensive repair on the list. A failed vertical seam puts water into a wall directly, which is cheaper but not cheap. A failed compartment door seal ruins whatever is in the compartment, which is a bad afternoon rather than a repair invoice.

Which sealant belongs on which surface
Self leveling sealant is for horizontal surfaces only. It is formulated to flow out and find its own level, which is exactly what you want on a roof and exactly what you do not want on a wall, where it will run and leave a thin spot at the top of the bead. Non sag sealant is the vertical product. It stays where it is put and it is what belongs at a window perimeter or a corner moulding.
Neither of them is a gap filler and neither is an adhesive. Both are secondary barriers over a joint that is already mechanically sound and bedded in butyl. Bonded seam tape is a legitimate repair material for a specific split or a cracked seam, and it is not a maintenance product to run along a whole roof edge, because it hides the surface underneath it from every future inspection.

Reading a bead rather than just looking at one
Three conditions are worth naming. A bead that is intact but chalky on the surface is aging normally and can be cleaned and topped in the same season. A bead with fine transverse cracks across it is at the end of its service life and should be removed rather than covered, because a crack that shows on the surface usually goes through. A bead that has pulled back from one edge, leaving a visible line of bare substrate, is already an opening and it is not a maintenance item any more.
The third condition is the one people top up with a new bead. That is understandable and it is why so many of the roofs we open have three layers of sealant on them. Sealant over a gap bridges the surface and leaves a void beneath, so the water still gets in and now it also has somewhere to sit. Removing the old material is most of the work and skipping it is most of the failures.
Before you proceed
A vent cover lost during a wind week leaves a fourteen inch hole open until somebody climbs up and looks. Nobody sees a missing cover from the ground, and in a storage lot nobody is looking at all.
The storage lot version of this problem
A unit parked at home gets glanced at every day. A unit in a lot gets visited when it is going to be used, which in Orange County often means the same three months of the year. Everything above still applies and nothing about it will be noticed, which is why the October visit is worth making specifically to inspect rather than folding into a trip departure.
Add one item for lot stored units, which is the state of the covers and the shrouds after wind season. Santa Ana conditions in the canyons east of Rancho Santa Margarita lift vent lids, crack brittle plastic and loosen air conditioner shrouds. A lid that departed in September is a hole that will collect the entire first storm, and replacing a lid costs a fraction of replacing the decking under it.
When this belongs in a bay instead of on a ladder
Anything requiring a flange to come off. Rebedding a vent, a skylight or an air conditioner means removing fasteners that pass through the roof deck, which means the roof is temporarily open and the weather has to cooperate. That is a shop job in a covered bay, not a driveway job in November.
Also anything where the decking under the sealant is already soft. Sealing above failed decking is spending money to preserve a problem. If a knuckle tap in the area returns a dull thud rather than a firm report, the conversation is about decking and the sealant is a detail inside that larger job. Appendix: questions and answers
- Why do RV seams fail during dry weather rather than in the rain?
- Because sealant degrades from thermal cycling, not from water. A long dry summer puts a roof through roughly one hundred and eighty large temperature swings, which stretches and hardens every bead. The gap that results produces no symptom until water arrives, so the failure and its discovery are months apart.
- Can self leveling sealant be used on a vertical RV seam?
- No. It is formulated to flow out and find its own level, so on a wall it runs downward and leaves the top of the joint thinly covered. Vertical seams take a non sag product. Using the wrong one produces a bead that looks acceptable for a season and then fails at its upper edge.
- Is it acceptable to apply new sealant over an old bead?
- Only where the old bead is intact and merely chalky. Once it has cracked through or pulled back from an edge, new material bridges the gap and traps water underneath. Removal is most of the labor in a proper reseal, and skipping it is the reason so many roofs carry three layers of failed sealant.
- Should bonded seam tape be run along an entire roof edge?
- It is a repair material for a defined split or a cracked seam, not a maintenance coating. Applied over a long run it conceals the surface beneath from every future inspection, so the next person cannot see what is happening under it. Use it where there is a specific defect to bridge.
- Should sealant be replaced if the decking underneath is already soft?
- Not on its own. Sealing above failed decking preserves the problem at some expense. If a knuckle tap in the area returns a dull deadened thud rather than a firm report, the job is a decking repair with sealing as one step inside it, and any honest assessment says so before quoting a reseal.
