# Mobile Office Van and Trailer Body Repair

## What goes wrong on a mobile office build?

Mobile office repair deals with window headers cut into a body side, sidewall HVAC penetrations, shore power inlet enclosures and floor mounts under bolted furniture. An office build is the quietest vehicle in this family and the one whose structural problems are hardest to spot. Nothing inside it is heavy in the way a fryer or a bathing tub is heavy. What it does instead is remove structure: three, four, sometimes five window apertures cut into one side of a body so people inside can see out and the space does not feel like a container.

Each of those apertures needs a header and jambs put back. When they are light, the body starts to rack rather than resist, and the first thing anybody notices is a door that has to be lifted slightly to latch. That is the symptom we chase on these units, and it is almost never the door.

## An office build subtracts structure rather than adding weight

Every other unit in this family loads a body. An office build unloads it. Nothing inside weighs much on its own, but the fit out cuts three to five window apertures into a single side so that people working in there can see daylight, and then puts a residential style door into the same wall. What is left between the openings are short piers of panel.

Builders size the headers over those openings for the weight of the glass, which is the easy calculation. The harder one is shear, because the removed panel was tying the tube posts together and stopping the body racking as the chassis moves. That calculation is the one that gets skipped, and the bill arrives five years later.

## How to tell a racking body from a bad door

The complaint is always the same: the door needs a lift to latch. Before we touch a hinge we go along the outside of that wall and look at the glazing rubbers. If the rubber has squeezed proud at the same top corner of every window in the wall, the side has racked and each aperture has gone out of square in the same direction. One door out of square with straight glazing is a door problem.

Then we measure. Aperture diagonals on every opening in the wall, floor to header at both jambs, and the same set on the opposite side of the body for a reference. Numbers that walk progressively along the wall confirm racking. At that point the repair is headers and jambs, not planing a door edge and moving a striker.

## The HVAC penetration and the lining behind it

People sitting still need more cooling than people moving around, so office builds add a wall mounted split or a through wall unit rather than relying on a roof unit alone. That is a large rectangular hole through skin, insulation and interior panel, and it carries a condensate path that has to leave the body with a reliable fall.

Get the fall wrong, or let the drain silt up, and the condensate runs inward instead. The lining stays damp for a whole cooling season and the panel behind the unit delaminates quietly. We check the drain fall with the unit running before we replace any panel, because a new lining over a bad drain slope is a repair with a known end date.

## Shore inlets and enclosures that fill with water

A site office lives plugged into a pedestal outdoors, and the inlet sits low on a body side where wheel spray and hose water both reach it. Behind that inlet is an enclosure holding the main breaker and usually a surge device, and its own gasket is often the only thing keeping weather out of a live box. Nobody opens it for years, because there is no reason to until something stops working.

Water pools in the bottom of the enclosure and corrodes terminations from underneath, which produces intermittent faults that read exactly like a failing breaker. Replacing the breaker buys a few months. We rebuild the flange with a drain path so water cannot stand in it, gasket the enclosure properly, and then inspect and retorque every termination in the box rather than swapping whichever device happened to fail first.

## Bolted furniture and the floor under it

Furniture in a moving office has to be fastened down, and that concentrates load. A conference table, a document wall or a small equipment rack puts two or three hundred pounds on four fasteners, and in a trailer floor of three quarter plywood over widely spaced cross members those fasteners crush the ply around themselves.

Once a mount loosens, the assembly starts to work the floor on every journey and the hole grows. The repair is backing plates that spread the load and, where the layout allows, relocating a mount over a cross member instead of between two. We map where the members actually run before we drill anything new.

## Doors, thresholds and the step everyone stands on

The entry on an office build gets used far more than an RV door and it carries a threshold, a step and often a grab handle bolted through the body side. Each of those is a fastener group in a panel that is already short of shear, and the step in particular takes an impact load every time somebody steps up rather than climbs.

We treat the door aperture as structure. That means squaring the opening, reinforcing the jamb the hinges hang on, backing the grab handle into a post rather than into bare skin, and mounting the step to floor structure rather than to the panel below the threshold. Only then does the door go back, shimmed to the corrected aperture and set so the latch engages without anyone lifting it.

## In shop scheduling and what the departments bill

We are not set up for mobile repair work and there is no roadside option, so an office unit comes to Yorba Linda. Welding a header, resetting fixed glass and refinishing a body side are all building jobs, and the interior has to be dismantled to reach the inside of the wall anyway. Structural, floor, panel and refinish hours bill at $210 with body supplies at $5 per body hour. Shore power and circuit work bills at $260. A written estimate is $150 credited in full against an authorized repair, and on a job over $2,000 a fifty percent deposit is taken at authorization with a further twenty five percent when parts arrive past $10,000.

## Questions and answers

### Our site office door has to be lifted to latch. Is that the hinges?

Probably not. Look along the outside of that wall at the glazing rubbers. If the rubber has squeezed proud at the same top corner of every window, the side has racked and every aperture has gone out of square together. That is a header and jamb repair. One out of square door with straight glazing is a door repair.

### Is there a limit to how many windows a body side can take?

There is no fixed number, but every aperture removes shear and the piers left between openings have to carry what the panel was carrying. Three or more in one wall needs headers sized for racking rather than for glass weight, tied into a roof bow above and the floor below. We reinforce to that standard when we repair one.

### The wall around our air conditioner stays damp all summer. Why?

Almost always the condensate drain rather than the seal. If the fall is wrong or the drain has silted up, condensate runs inward through the penetration and the interior lining never dries. We run the unit and check the drain fall before replacing any panel, because new lining over a bad slope fails again.

### We get intermittent power faults on shore. Where do you start?

At the bottom of the distribution enclosure, which is usually holding water. The inlet sits low in a body side where spray reaches it, and terminations corrode from underneath, which mimics a failing breaker. We rebuild the flange with a drain path, gasket the box and inspect and retorque every termination in it.

### The conference table mounts keep working loose. Can that be fixed properly?

Yes, with backing rather than bigger bolts. Two or three hundred pounds on four fasteners crushes three quarter plywood between widely spaced cross members. We fit spreader plates, and where the layout allows we relocate a mount over a member instead of between two. We map the members before drilling anything new.

### What happens to our network cabling while the body is repaired?

It gets photographed, tagged at every disconnect and stored with the desk run we remove to reach the wall. Structural work on a window aperture means the glass comes out and the lining comes off, so the cabling has to come out of the way. Labelling it at teardown is what makes the reinstall match what you had.
