# The Water Stain That Came From a Window Two Feet Away

> Interior stains mark where water left the wall, not where it arrived. On this trailer the entry sat **twenty six inches uphill** at a window corner, behind **shrunken butyl tape**.

## How do you find where water is entering an RV window frame?

Work uphill from the stain, then hose test one zone at a time from the bottom up with somebody watching inside. Trailers arrive at our Yorba Linda shop from Rancho Santa Margarita storage lots with stains a foot or two below and inboard of the real entry point at a window corner.

The stain was a brown crescent on the interior wall panel, low, partly hidden behind the bottom edge of an overhead cabinet. The owner had sealed everything within reach of it: the exterior seam below the cabinet run, a screw head, the trim above the dinette. None of it helped, which is what usually happens when you seal where the water is showing up.

Water inside a wall behaves like water inside any other structure. It enters at the highest failure, runs down whatever surface will carry it, and appears at the first place it cannot continue past. On this 30 foot travel trailer the first obstruction was a horizontal framing member, and the entry was twenty six inches up and forward of the mark, at the upper front corner of a window flange.

## Reading a stain as an exit rather than a location

A laminated sidewall has vertical framing bays with foam block between them. That geometry channels water downward in a narrow lane, which is why interior stains on these units are so often tall and narrow rather than round. Where the lane meets something horizontal, the water spreads sideways and soaks into whatever is against the inner panel. That is the stain. It marks a dam, not a hole.

So the first move is to look at the top edge of the stain and go up, not out. Follow the framing bay upward and list everything that penetrates the wall in that vertical lane: a window, a light, an awning rail bracket, a table leg mount, a grab handle. On this trailer there was exactly one candidate in the lane and it was the window, which made the rest of the morning easy.

## How a clamp ring window is actually sealed

Most towable windows are clamp ring assemblies. The outer frame sits against the exterior skin on a bed of butyl tape, an inner ring goes on from inside, and screws through the ring pull the two halves together, squeezing the butyl into a gasket. There is no adhesive doing structural work. The seal is entirely a compression seal made of a material that stays soft on purpose so it can keep filling the gap as the wall moves.

Butyl does not cure, but it does creep and it does shrink, particularly where sun and heat work on it hardest. On a wall facing afternoon sun the top corners of a window flange are the first place the bead thins out and pulls back. That is why the upper corners are worth checking before anything else, and why a leak that starts there so often gets blamed on a seam three feet away.

## Weep slots and what a blocked one does

The bottom rail of a sliding window frame has small drain slots in it. They exist because a small amount of water is expected to get past the outer glazing and run down inside the frame, and the slots let it back out onto the exterior skin. This is normal, designed behaviour, and it is why a bone dry window frame is not the goal.

Block those slots and the design stops working. Wax, polish residue, a coat of exterior sealant applied along the bottom of the frame by a well meaning owner, or a nest of dust and pine needles will all do it. Water then fills the frame cavity and finds the next lowest path, which is inward through the butyl at the bottom corners. On this trailer two of the four slots were closed with old sealant, and that had loaded the frame every time it rained.

> **warning:** Never run a bead of sealant along the bottom edge of a window frame. The top and the sides shed water, the bottom is where the frame drains, and sealing it converts a drain into a reservoir.

## The hose test, in the only order that isolates anything

Start at the bottom of the wall and work upward, one narrow zone at a time, with a low volume of water and no nozzle pressure. Ten minutes per zone, and somebody inside with a light watching the suspect area. The reason for bottom to top is simple: if you start at the roof, water runs across every joint below and the first appearance inside tells you nothing about which joint let it in.

Zones should be no taller than about a foot and no wider than the framing bay you are working. Mark them with tape before you start so you know exactly what you wetted and in what order. Write the time down when water appears inside, because the delay between wetting a zone and seeing the result is itself information about how far the water is travelling.

4. Note the clock time at each zone and at first appearance inside
5. Stop at the first positive and reseal that zone before continuing

## Why the silicone on it made things worse

Somebody had run clear silicone around the outside of this window frame at some point. Silicone will not bond reliably to a weathered gelcoat surface, so it lifts at the edges and leaves a channel that directs water behind itself. Worse, silicone residue prevents any later sealant from bonding, and removing it fully means mechanical abrasion on the exterior skin.

The correct exterior material at a window perimeter is a non hardening, paintable sealant intended for RV exterior seams, applied to the top and the vertical sides only. Getting there on this trailer meant scraping and solvent wiping about eleven linear feet of old silicone before anything new could be applied, which is an hour nobody would have spent if the silicone had never gone on.

## What the repair actually took

The window came out. Old butyl was removed from both the flange and the skin, the exterior surface was cleaned back to bare gelcoat, and the framed opening was inspected: the lauan at the lower corner had begun to darken but had not gone soft, which is the finding you want because it means one season rather than four. New butyl tape went on, the window was reset, and the inner ring screws were drawn down in a cross pattern in three passes so the butyl squeezed out evenly.

The interior panel was cut back to sound material at the stain, replaced, and refinished to match. Weep slots were cleared with a plastic pick. Total elapsed time was a day and a half, most of which was the interior panel work rather than the window, and the whole job existed because of a bead of butyl no thicker than a pencil that had shrunk maybe three eighths of an inch.

## What to record before you call anyone

Photograph the stain with a tape measure held vertically so its height off the floor is readable. Then photograph the same wall from outside, from far enough back that both the stain location and every penetration above it are in one frame. Those two images let a shop identify the framing lane before the unit arrives, and they cut the diagnostic time roughly in half.

Add a note of when the stain first appeared and what the weather had been doing. A stain that shows up after a wind driven rain from one direction narrows the suspect list to one side of the unit. A stain that grows slowly in dry weather is a different problem entirely and usually means a plumbing line rather than an exterior seal.

### Why does an interior water stain appear away from the leak?

Because framing bays channel water down a narrow lane until something horizontal stops it. The stain forms where the water is dammed and spreads, which can be a foot or more below and to one side of the entry. Reading the top edge of the stain and working upward is what finds the real hole.

### Should the drain slots on an RV window ever be sealed?

No. Those slots are designed to release the small amount of water that gets past the outer glazing. Sealing them, whether with a bead of caulk or with accumulated wax and debris, turns the bottom of the frame into a reservoir that eventually pushes water inward through the butyl at the lower corners.
